What type of deposits & draws are due, and when?

The cost of a home with us is broken up into many sections: design, construction & installation phases.

Design & Contract Signing

$10,000 Design Fee

Contract signing and payment, finalize layouts, materials + finishes, City authorization signed, application submitted, site survey and other administration tasks. A portion of this cost is refunded into the cost of the home construction.

Approximately 2-4 weeks depending on client revisions.
Feasibility Study

$10,000 Feasibility Fee

(If applicable - not always required)
A feasibility study may be required to vet the property to ensure that the project scope, zoning considerations & other restrictions wont impact the development.

Approx. 2-4 weeks depending on contractor availability.

Starting Construction

35% Draw Required

 Construction contract signed. We calculate the full cost of the project from the unit + transportation + installation + permits and finally tax. We start any land preparation, utilities and trenching required.

Approximately 2-4 weeks.
Lockup (in factory)

30% Draw Required

The unit has been constructed to lockup state meaning the unit is framed with siding and roofing, insulation, plumbing + electrical, windows and doors. Land prep is well underway and any contractors of utilities are being installed.

Approximately 4-6 weeks.

Completion & Walkthrough

30% Draw Required

The unit has been finished to the maximum in-factory development possible allowing for transportation and installation on site. The land prep is complete and awaiting arrival of the unit.

Approximately 2-3 weeks.
Delivery & Keys

5% Draw Required

The final draw is due upon successful delivery, installation, appliances, inspection and keys. The unit will arrive on a truck, be placed/craned into position, attached to the foundation, utilities connect, any agreed upon landscaping completed, building skirted & appliances installed.

Approximately 2 weeks.
