Your guide to our process & site preparation

1. Design your unit
A. Preliminary Discussion
Meet with Lane One Homes staff to get comfortable with a tour of our show home & factory, other units under construction, talk about materials, layouts, unit types, pricing and property details to determine the best unit for you.
B. Property & Zoning Vetting
Share with us your property address and pertinent details so our team can review the GIS, municipal zoning bylaws, other applicable restrictions to give you a clear potential options upon a site visit. This will allow us to provide you an accurate quote.
C. Contract Signing
When you’re ready to move ahead we will present and go over the design services and construction contract to ensure you fully understand the next steps and expectations. Once signed and deposit is received, you will be put into the design queue.
D. Design Process
We begin the design process by sitting down with our designer and picking your colours, material selections and layout modifications. Once the design is approved, the first percentage draw is required to be placed into the construction queue.

2. Site prep + permits
A. Permit Application
We get you to sign a letter of authorization with your local municipality so we can act on your behalf, submit your permit along with supporting documents. (Including: Title Search, Site Plan, Sewer/Plumbing and Building Application Permits)
B. Architectural Drawings
Lane One Homes will provide you all of the technical and architectural drawings required for your building application and construction. These will be submitted to the municipality on your behalf.
C. Site Works
Following the building permit approval we will commence groundworks and site preparation. This includes property utilities (water, gas, sewage/septic) and services, ground preparation and foundation pouring.
D. Inspection & Signoff
Once the services have been installed the municipality will inspect the work done for a sign off of the permit application. The site will now be ready for the building will be delivered by truck and positioned by crane (if required) to the desired location.

3. Delivery & installation
A. Delivery to Site
Our team coordinates closely with clients and site managers to schedule deliveries at optimal times, minimizing disruptions and delays. Upon arrival, our crew will carefully offload materials in accordance with the site plan, preparing for a seamless transition into the installation phase.
B. Craning & Positioning
Once delivered, our team initiates the craning and positioning process. Using specialized lifting equipment operated by certified professionals, each modular unit or building component is lifted and maneuvered into its designated location as per the approved site plan.
C. Utilities & Skirting
Our installation team secures the manufactured home to its permanent foundation in compliance with all relevant building codes. We then proceed with installing skirting around the perimeter—including water, sewer, electricity, and gas—ensuring everything is fully operational and up to code.
D. Keys & Walkthrough
The final step in our process is the keys & walkthrough, where we officially hand over your new home. A Lane One Homes representative will guide you through a detailed walkthrough of the property, explaining key features, reviewing installed systems, and addressing any questions you may have.
